From DIY to Full Service Project Coordination, I offer a variety of staging options that will fit ANY budget.  Basic packages are outlined below, and customized proposals are available upon request.

Occupied Home Staging:

Step 1: All occupied homes begin with a consultation (2 choices below)

Market Ready Evaluation

$300 up to 2,500 sq ft (call for pricing for larger homes)

All staging services begin with a thorough assessment of the property.

1:  Extensive research is done to identify the target buyer demographic specific to the home. Then, a comprehensive analysis of comparable homes in the market area is performed.

2:  An on-site visit is conducted to understand the specific needs to stage the property to its greatest potential.  (Please allow up to 2 hours for this process.)

3:  A detailed written report is submitted, with specific recommendations for preparing the property, and includes a Top 10 “Must-Do” List.


“Walk & Talk” Consultation
(All of the above, without the written report)

$200 up to 2,500 sq ft (call for pricing for larger homes)


Step 2:

SOLD Tomorrow! Package 
This package is ideal for new listings or preparing the property for an Open House.

1:  Within 48 hours of the completion of the Market Ready Evaluation, you will receive a Home Preparation Plan.  This will include a detailed list of items to be removed/stored, any necessary repairs, and cosmetic improvements that need to be completed prior to my return to stage the property. (Project Management/Coordination and Organization Services are also available, as outlined below.)

2:  Utilizing as much of the existing furnishings as possible, we prepare a Staging Action Plan to make the most efficient use of time during our full staging day. Any necessary additional items or accessories to complete the presentation are itemized, and purchase or rental options are presented.

3.  Once all of the preparations have been completed, we will spend a full Staging Day (up to 8 hours) transforming the property to be Market Ready.



Vacant Home Staging

Is the property empty?  Only 10% of buyers can visualize a home’s potential.  For vacant homes, I offer a variety of rental options, to help make buyers “feel at home”.  Proposals are prepared based upon the size of the property and to your specific needs, and include the following:

1.  Pre-staging planning, including measuring and diagramming rooms.

2.  Coordination with rental partners, including managing load-in and furniture placement.

3.  Up to 8 hours completing the transformation with rental accessories.

4.  De-staging – insuring a smooth pick up of rental furnishing and accessories.


Additional Services:

Color Consultation
Not sure about which color will work best?  I can provide an assessment of lighting and paint finishes, including color swatches and color testing. (Color Consultation is included in Full Service Project Management.)

Accessory Rental
In lieu of purchasing accessories to keep, I can draw upon an extensive inventory of items that will complete and finish the transformation.  Price is estimated based on cost and duration of rental of specific items, and is provided for approval prior to delivery.

Full Service Project Management
Too much to do and not enough time to do it? I can help coordinate the management of vendors/trades, as well as the selection of materials and finishes for cosmetic repairs.  And, depending on the service, some trade discounts may apply.

Finishing & Photographing Package
Some properties are “almost ready” and just require some finishing touches to transform the space to a buyer’s dream.  This option is great to combine with the DIY Walk & Talk.

Shopping Service
Most properties require some special touches to complete the transformation.  I can shop for purchases that you will keep to compliment your existing furnishings, and use in your new home.

Not moving or moving into a new home?  Redesign might be the perfect option for you!  Unlike staging, which is focused on de-personalizing a property to market to the widest array of buyers, Redesign is utilizing what you love, and making your home the most personal expression of you.  Proposals are highly individualized and based upon your needs and budget.
