Occupied Property Staging

Will you be living in your home while it’s on the market? Let us help ensure that the property is sold quickly and for more money. We’ll draw upon our proven design expertise to seamlessly blend existing pieces with supplementary on-trend furniture, area rugs, lamps, art and accessories to maximize your home’s appeal to buyers.

As part of this process, our team will work with you to declutter, depersonalize and artfully design your space in a way that will enable prospective buyers to envision the property as their own. These adjustments will also enhance the quality of the professional pictures that are used to market your home online and attract buyers.

Step 1: The Consultation

Occupied property staging requires an in-person consultation. Please select one of the two options below.

Option A - Walk & Talk Consultation

$250 for homes up to 2,500 square feet

Please contact us regarding rates for larger homes.

  1. Prior to visiting the property, we’ll conduct extensive research to identify a target buyer demographic specific to your home. We’ll also complete a thorough analysis of comparable homes in the area.
  2. Next, we’ll perform a comprehensive site visit to assess the specific needs of the property and discuss how to stage the home to its greatest potential. Please allow up to two hours for this process.

Option B - Market Ready Evaluation

$350 for homes up to 2,500 square feet

  1. Prior to visiting the property, we’ll conduct extensive research to identify a target buyer demographic specific to your home. We’ll also complete a thorough analysis of comparable homes in the area.
  2. Next, we’ll perform a comprehensive site visit to assess the specific needs of the property and discuss how to stage the home to its greatest potential. Please allow up to two hours for this process.
  3. Finally, we’ll compile a detailed written report that includes specific recommendations for preparing the property and a Top 10 “Must-Do” list.

Step 2: The Stage

After completion of the Market Ready Evaluation, you’ll receive a Home Preparation Plan. This detailed document includes a list of items that need to be removed/stored, as well as necessary repairs and cosmetic improvements that need to be completed prior to our return to stage the property. Project management and organization services are also available, as outlined on the Interior Redesign Services page.

Next, we’ll prepare a Staging Action Plan designed to use as much of the existing furniture as possible. If there are additional items needed to complete the presentation, we’ll itemize them and present rental or purchase options. Price estimates are based upon rental costs and duration of use.

Once the preparations are complete, our team will spend up to eight hours transforming the property on staging day and arrange for professional real estate photography services.
